A Mexican Megamansion in Riviera Maya Once Asking US$8.9 Million Heads to Auction Without Reserve

Villa Kin Ich, a contemporary beachfront megamansion with two pools located on Mexico’s Yucatán Peninsula, is set to go to auction without a reserve starting on Tuesday. This gated oceanfront estate is situated in the thriving Riviera Maya region, along Mexico’s Caribbean coastline. Despite its substantial size, spanning nearly 23,000 square feet, the design of the mansion was carefully crafted to harmonize with its natural surroundings.

The auction, managed by Concierge Auctions and in collaboration with listing agent Sally Sudol of the Agency, is scheduled to run until September 29.

Mexico City-based Sordo Madaleno Architects designed the property with a focus on solitude, creating an organic aesthetic reminiscent of a luxury spa. The mansion is set back on the property, providing residents with the serene atmosphere of a secluded private island. It offers seven bedrooms, eight full bathrooms, and three partial bathrooms, fully furnished and surrounded by lush tropical foliage. The interior spaces incorporate elements of the natural world, including interior garden areas.

Sally Sudol, the listing agent, described Villa Kin Ich as a grand-scale estate with expansive water and beach views, nestled within a private enclave in Playa Del Carmen.

The main floor of the mansion features an outdoor terrace with dining, swimming, and lounging areas, while the rooftop terrace provides a picturesque setting for watching sunsets. Inside, the interiors showcase white marble walls and hardwood floors, with accordion glass walls that offer uninterrupted views of the Caribbean Sea and a private 75-foot beach.
